How to control a Kerala home build from abroad: POA, payments, updates and the 270-day programme

For Gulf NRIs and Malayalees abroad building a family home in Kerala: what to control legally, on site, on paper and with money, when you cannot be there in person.

This is the detailed companion to the NRI hub, which covers how a build with Rzian Homez runs from the first message to handover. This guide covers the mechanics underneath it.

The biggest fear is not cost. It is losing control from a distance.

Most families planning to build in Kerala from abroad already have the budget. What they do not have is a way to be certain that a promise made over a phone call from Dubai, Doha or Muscat is being kept on a plot they cannot walk past every evening.

When you cannot be physically present, the process has to be stronger than your presence. Five specific things, each controlled deliberately, replace the site visits you cannot make.

Key takeaways
A 270-day programme agreed in writing before the first brick is laid.
Power of attorney executed, and where required adjudicated, before construction begins.
Weekly photo and video updates, not phone calls.
Payment stages tied to verified milestones, never to dates.
Materials, grades and approved manufacturers named in the contract, including sanitaryware from Jaquar, Grohe or Kohler.
01Legal controlPower of attorney, title checks, permit readiness, who signs what.
02Design controlArchitect-led planning, clear drawings, approved specifications.
03Site controlWeekly photo and video, milestone documentation, remote review.
04Money controlStage-based payments. Money moves only after work you have seen.
05Timeline controlA written 270-day programme attached to the work agreement.

Legal control protects your authority. Design control protects your intent. Site control protects your quality. Money control protects your bargaining position. Timeline control protects your peace of mind.

Where NRI projects go wrong

The gapWhat it looks like
No legal controlThe POA is delayed, too broad, too vague, or not ready when an approval suddenly needs it.
No site visibilityRandom photos and reassurance, not structured proof of progress against a stage.
No material clarityThe contract says "quality materials" instead of naming the cement grade, steel producer, plumbing, electrical, tile and fixture brands.
No payment holdMoney paid by date instead of by verified stage, so there is nothing left to hold back once it has moved.
No single accountabilityArchitect, contractor, engineer, family member and site team all blame each other.

Power of attorney for NRI home construction in Kerala

Is power of attorney required? In many cases, yes: whenever the owner cannot be physically present for approvals, documentation, utility connections or bank-related construction steps. The exact POA format should always be checked with a lawyer.

A registered power of attorney authorises a trusted person, often a parent or sibling, to sign documents, receive approvals and act on your behalf with the Panchayat or Corporation, the electricity board, and the bank disbursing your construction loan. Three things NRI owners consistently miss:

TimingReady before construction starts, not requested midway when an approval is blocked and you are several time zones away. Embassy appointments, courier time and adjudication all take longer than families expect.
ScopeNot blanket authority. Name construction-related powers: building permit applications, utility connections, payment authorisations up to a defined limit, related documentation. A POA that covers only construction is safer for you and easier for the authorities to act on.
Execution abroadIf executed abroad, the POA may require consular or notarial formalities and adjudication or registration in Kerala. The exact process and time limits depend on the document and circumstances, so confirm them with a Kerala-based lawyer before relying on it.

Rzian Homez coordinates this step with the client's family member in Kerala before any site work begins. It is the one piece of paperwork that, done wrong, delays everything else.

Important: POA, notarisation, adjudication and registration steps vary by case. Confirm the exact process with a Kerala-based lawyer before use. This section is general awareness, not legal advice.

02

Choosing a home builder in Kerala while living abroad

A local client can visit the site every evening. An NRI cannot. So builder selection has to rest on evidence, not comfort, family recommendation or a good sales conversation.

Written timelineIf it is not in the agreement, it is only a hope. Rzian Homez writes the 270-day programme into the work agreement with the stage schedule attached as an annexure.
Named specifications"Quality materials" is not a specification. Cement grade, steel producer, plumbing, electrical and fixtures must be named. The BOQ audit shows what a complete BOQ lists.
Update systemHow often, who sends them, on which day, and what proof is shared before each payment is released.
Single accountabilityOne team from design to handover, not separate parties who can point at each other. The architect versus contractor comparison sets out the difference.

Ten questions to ask before you sign with any builder

The most useful thing you can send a family member before they meet a builder on your behalf.

  1. Will the timeline be written into the agreement?
  2. Are payments linked to verified construction stages or to calendar dates?
  3. Who sends the weekly site updates, and on which day?
  4. Can I see photos and videos before every payment release?
  5. Who verifies material brands on site?
  6. Is the BOQ itemised, or does it stop at a rate per sq ft?
  7. Who coordinates POA, permits and approvals?
  8. Who is my single point of contact?
  9. What happens if quality issues are found while I am abroad?
  10. Is the architect involved during construction, or only during design?
03

Supervising construction in Kerala remotely

Through weekly structured photo and video updates, milestone video calls, material verification photos and stage-wise payment sign-off, not through random calls and hopeful updates.

Weak supervisionReal supervision
Random photos, no patternA fixed weekly update rhythm
No date or stage referenceStage-wise photo and video proof, dated
No material proofMaterial verification photos when deliveries arrive
No link to paymentOwner or POA-holder sign-off before the next payment
No single accountable personSite engineer remarks logged each week
Calls only after the client chasesArchitect review where needed

The difference between the two columns is not effort. A weak system can involve just as many photos. Each item on the right is tied to a stage, a date and a payment, so an update tells you where the build stands, not only that someone was on site.

04

Stage-based payments for NRI home construction

Never pay because a date has arrived. Pay because a stage has been verified.

A date-based schedule pays for work that has not happened yet, and there is nothing left to hold back once the money has moved. Rzian Homez runs nine stages. Each payment stage is linked to completion and verification of the corresponding milestone under the signed payment schedule. Percentages and amounts are in the work agreement for your project, not on this page.

StagePhysical milestone
1. Site visitSite visit and assessment
2. MoUMemorandum of understanding signed
3. Work agreement with BOQWork agreement signed, BOQ attached
4. Plinth beamPlinth beam complete
5. Ground-floor slabGround-floor slab cast
6. First-floor slabFirst-floor slab cast
7. PlasteringPlastering complete
8. TilingTiling complete
9. HandoverHandover

Work outside the BOQ is quoted separately before it is done, and the final cost is held within plus or minus five percent of the contracted value.

270days: the same written programme whether the owner is in Trivandrum or Toronto. Distance changes how supervision happens, not how long construction takes.

Plan remittances around stages, not panic transfers

  • Avoid large lump sums early. Match remittances to the stage schedule, so money leaves your account only when a stage is due.
  • Keep one remittance log mapped to invoices and stages. When the build is over, it is the record of what was paid for what.
  • Use the correct banking route (NRE or NRO) after checking with your bank; the choice affects repatriation later.
  • Plan large transfers with your chartered accountant, especially around tax and cash-flow timing.
  • Send each stage payment only after the milestone video for that stage has reached you, not on the builder's reminder.

Important: confirm banking, tax and repatriation details with your bank or chartered accountant before remitting large amounts. General awareness, not financial or tax advice.

05

Legal checks before building from abroad

Title verificationClear ownership, no unresolved disputes.
Encumbrance certificateNo loans, claims or pending liabilities against the plot.
Building permitApplied for and approved before construction, not retroactively. Permits are the owner's responsibility; Rzian Homez can recommend a liaison agent.
RERA KeralaApplies only to certain project structures. Rzian Homez builds on the client's own land as a design-and-build firm, not as a developer; check whether it applies to your arrangement.
Bank loan termsAlign an NRI home loan's disbursement stages with the nine stages above, so the bank releases against the milestones you verify.
Documents in handTitle deed, encumbrance certificate, tax receipts, possession certificate, building permit, approved drawings, POA if needed, loan papers if applicable.

General awareness only. Final legal checks should be completed by a qualified lawyer before you sign anything.

How Rzian Homez controls your build from abroad

NRI construction is not domestic construction with a courier fee for documents. It is a different operating model, built around distance as the main constraint to solve for.

Frequently asked questions

Is power of attorney required for NRI home construction in Kerala?

In many cases, yes, when the owner cannot be physically present for approvals, documentation, utility connections or bank-related construction steps. The exact POA format should be checked with a lawyer.

Should my family member or my builder hold power of attorney?

It depends on trust, scope and legal advice. Many NRI owners name a trusted family member for day-to-day decisions and coordinate directly with the builder's project office for construction-specific approvals. A construction-specific POA reviewed by a lawyer is recommended either way.

What is the safest payment schedule for NRI home construction in Kerala?

A stage-based schedule, because payment is released only after verified construction progress, not because a date on the calendar arrived. Section 04 lists the nine stages Rzian Homez uses.

How do I choose a builder in Kerala while living abroad?

On a written timeline, an itemised BOQ, named material specifications, a documented update system, stage-based payment milestones, and one team accountable from design to handover.

What documents should an NRI check before starting construction in Kerala?

Title deed, encumbrance certificate, tax receipts, possession certificate, building permit, approved drawings, power of attorney if needed, and bank loan documents if applicable. Confirm all of these with a qualified lawyer.

Can Rzian Homez build for NRIs outside Trivandrum?

Rzian Homez is based in Trivandrum and undertakes residential projects in Kerala subject to project scope, location and execution feasibility.

What happens if quality issues appear while I am abroad?

A proper system documents the issue, holds the next payment if required, assigns responsibility and closes the issue before construction moves to the next stage.
