02
The design trap

No structural engineer approves the design. Nobody is responsible when the cracks come.

A design nobody signed, against a design someone is responsible for.

A design nobody signed, against a design someone is responsible for.

What most contractors do
  • Copy a design from another houseDifferent soil, different size, different load

03
The bathroom leak

Two monsoons later, the ceiling starts staining. The leak is coming from your own bathroom upstairs.

To stop the drip you break the entire bathroom floor open, redo the waterproofing, re-tile, and re-fit the WC. You live around a hole in your home for three weeks.

A brown patch on your child's bedroom ceiling. The leak is coming from your own bathroom.

Every bathroom has a hollow space under the floor where the pipes sit. If that space is filled with broken bricks and stones instead of clean sand, water finds a way down.

What most contractors do
  • Fill pipe space with construction debrisBroken bricks, tile pieces, leftover stones
  • One coat of cement slurry as "waterproofing"Looks done. Often fails by the second monsoon.
  • Tiles laid over the topOnce tiled, the only fix is to break it all open
What Rzian does
  • Fill pipe space with clean sand, layered and packedSand fills every gap. Water cannot find a path
  • Crystalline waterproofing membraneA proper waterproof coating from Dr. Fixit or Fosroc. Engineered to last decades
  • Brand and coat count in your contractWritten before any tile is laid

At Rzian Every bathroom gets crystalline waterproofing from Dr. Fixit or Fosroc. Brand, coats, and method are written into your contract before tile work begins.
04
The weak concrete trap

You order strong concrete. Weak concrete is what gets poured into your pillars.

Concrete chunks fall off. The rusted steel inside is exposed.

When the sand has too much dust, the mason adds extra water to make pouring easier. Strong concrete quietly becomes weak concrete.

What most contractors do
  • Use whatever M-sand the local supplier sendsOften dusty, unwashed crusher waste
  • No supplier name in the contractYou cannot trace where the sand came from
  • Mason adds extra water at the siteMakes pouring easier, weakens the concrete
What Rzian does
  • Properly washed M-sand onlySilt and dust content checked before every pour
  • Quality checked at siteSilt verified before unloading, mix recipe agreed in writing
  • Concrete recipe agreed before work startsThe right water-cement balance for your pillars
Your contractor saves ₹15,000 – ₹30,000
You pay with Pillar corners crack. Year 5.
At Rzian M-sand quality is checked on site before every pour, and the concrete recipe is agreed in writing before work starts. No water is added without engineer approval.
5Step 5 of 5 · Your plot
What is your plot condition?

The ground under your house decides how deep the foundation must go. Different ground, different cost. Pick the one closest to your plot.

The wire that smokes

In an electrical fire, the smoke is what kills, more often than the flames. The wire you use decides how much smoke.

A switchboard after the fire. Smoke staining the wall above.

Ordinary wire fills your room with smoke in seconds. FRLS wire, Flame Retardant Low Smoke, gives your family time to find the door.

What most contractors do
  • Ordinary PVC wireCheaper. No fire-safety rating
  • Thick black smoke when a fire startsFills the room before you can find the door
  • No brand name in the quoteYou don't know what is going into your walls
What Rzian does
  • FRLS wireFlame Retardant Low Smoke, designed to stop fires from spreading
  • Self-stops the fire, makes only thin smokeYour family has time to get out
  • Finolex or Polycab brand in your contractWritten before any wire enters your wall
Your contractor saves ₹18,000 – ₹35,000
You pay with Smoke blocks visibility within minutes.
At Rzian FRLS safety wire only, Finolex or Polycab. Brand written into your BOQ before any wire goes into your walls.

The paint shortcut

A proper wall takes six coats. Most contractors do two.

A wall painted the cheap way, primer and emulsion, no putty in between. Six months in.

A proper wall takes six coats. The cheap version is two. The walls tell the truth six months in.

What most contractors do
  • Primer + emulsion only, two coats totalThe putty layer that smooths the wall is skipped
  • No brand named in the quoteWhatever paint is cheapest that week
  • The walls look shabby in 6 monthsBrush marks visible. Rough texture. Marks show up easily.
What Rzian does
  • Six coats total, every one named1 coat primer → 2 coats putty → 1 coat primer → 2 coats Premium Acrylic Emulsion
  • Asian Paints, Berger, or Nerolac in your BOQBrand and coverage area written before work starts

Why this number matters

What you can do with this estimate, starting today

Know the full cost before you sign
The headline number on a builder's quote is rarely the cost of the home you actually move into. Now you have the honest range, in writing.
Spot what your builder left out
Most contractor quotes miss 5 to 7 line items worth ₹3–8 lakh. We name every one of them, with proof, in the sections below.
Negotiate with the same info as the engineer
Print this report. Take it to any contractor in Trivandrum. Watch how the conversation changes once you can point to the missing line items.

Things to also budget for Costs that sit outside the construction quote, separate, but real
These are not part of your construction total. They are paid separately, usually to different vendors. Budget for them, but do not let any contractor add them to a "construction quote" without telling you.
Your protection plan What goes into your Rzian contract before a single brick is laid
  • Primary TMT steel. Brand named in your contract. No rerolled bars.
  • Structural Engineer drawings. Signed, sealed, and yours to keep.
  • Electrical and plumbing coordinated. Pipe and wire routes drawn together on paper before any slab is cast.
  • Crystalline waterproofing. Dr. Fixit or Fosroc. Brand and method in writing.
  • Verified M-sand and concrete mix. Sand quality checked on site, mix recipe agreed before every pour.
  • Finolex or Polycab FRLS wiring. Flame Retardant Low Smoke. Brand named in your contract.
  • Six-coat paint system. 1 primer → 2 putty → 1 primer → 2 Premium Acrylic Emulsion. Walls smooth as silk. Brand and coverage in writing.
The 1,800 math What ₹1,800/sqft leaves out

The gap is not because a contractor lied. It is because ₹1,800 is a stripped-down base rate. It assumes rerolled steel, no Structural Engineer, skipped waterproofing, and the cheapest wire and paint. Those are the choices that make ₹1,800 possible.
