Should I hire a separate architect, builder and interior designer, or go all-in-one?

Hiring separate people often creates coordination gaps and cost confusion. Rzianz unites architecture, structural design, interiors and construction under one roof, one team, one timeline, one agreement, so everything moves smoothly and transparently.

Trust & transparency

How do I know an architect won't waste my money?

At Rzianz everything is open and documented: a detailed item-wise BOQ, milestone-linked payments, and progress updates with photos. No hidden extras, every rupee is accounted for before work starts.

What is the difference between an architect and a build-only contractor?

A build-only contractor builds what he is told. An architect plans for design, structure, ventilation, comfort and safety. Rzianz is a design-build firm, it combines architecture, project management and skilled in-house teams, so what is on paper is built exactly on site.

Can I visit completed projects or talk to past clients?

Yes. You can visit a completed home near you and speak with our homeowners directly. Many of our new homes come through their referrals.

Cost & value

What is the difference between a ₹30/sq.ft plan and a ₹200/sq.ft plan?

A ₹30 plan is usually just drawings, no structural design, no MEP, no site supervision, no accountability. A ₹200 plan is a full expert team: structural design and stability checks, MEP engineering, interior and lighting design, landscaping and drainage, site engineers and a project manager, handover checks and warranties. Rzianz gives you all of the above under one agreement.

Do I pay everything upfront?

Never. Payments are linked to clearly defined milestones, planned and agreed before work begins. Each milestone is tied to actual progress on site, so you only pay for work that is done.

How do you calculate cost if not per square foot?

We do not give vague per-sq.ft rates. You get an item-wise BOQ showing quantities (how much), brands and specs (what exactly) and rates (per item), so you see where every rupee goes before work starts.

Timeline & process

How long will it take to build my home?

Typical delivery is 270 days after approvals. One team handles design, permits and build, with weekly photo and video updates to you.

What happens if the project isn't completed in 270 days?

Your agreement includes a delay clause. If the delay is on our side, we cover the acceleration cost to recover time. For external causes (monsoon, strikes, government holds) the timeline extends with proof. Weekly progress reports mean there are no surprises.

Will my architect stay involved during construction?

Yes, until handover. The architect and site engineers stay on the project, with stage-wise checks that ensure the build matches the approved design. Issues are fixed before the next stage starts.

What if I'm living abroad?

Our NRI workflow runs on digital approvals and e-signs, video walkthroughs, and all drawings, bills and site photos shared online. Handover is planned around your travel dates.

Approvals & documents

What approvals are required before starting construction in Trivandrum?

A building permit (Panchayat or Corporation), site-plan sanction and a structural stability certificate. Rzianz prepares and submits everything and tracks it till sanction.

How long does building-permit approval take?

Usually 15 to 30 days depending on location and file load. Our KMBR-compliant drawings help it move faster, and we track daily and update you.

After completion

What happens if I find defects after handover?

You are covered by a 5-year structural warranty, a 1-year workmanship warranty and manufacturer warranties for materials. Log a service ticket and our team inspects and fixes promptly.
