If your interior firm has not given you a line-by-line Bill of Quantities with material specs and unit rates, you have no control over what gets built. Every change becomes "extra". Every substitution stays invisible. A proper BOQ is the only thing that protects you from cost creep. Ask for it before you sign anything.
Kerala humidity is not forgiving to cheap materials. All cabinetry needs at least BWR-grade plywood, which passes the 8-hour boiling test. For kitchens and wet zones, BWP-grade is the right call. That is the 72-hour test., marine grade. Anything less and you will see warping and fungal growth within two to three years.
That 5-lakh package sounds good until you see the exclusion list. Electrical relocation, painting, kitchen platform civil work, handles, curtain tracks. None of it included.. The actual cost usually lands 30 to 40 percent higher. Always ask: what is not in this quote?
Any number you get before someone has physically measured your walls, mapped your electrical points and walked through every room is not a quote. It is a rough guess. Those numbers will change once real work starts. Always insist on a site visit before numbers are discussed.
Some firms charge 10 to 20 percent as a design fee on top of execution. Others include it. Some charge per room. When you are comparing quotes from different firms, you are often comparing different things. Ask every provider clearly: is design included in this number or not?
