Do I need to be in Trivandrum to start?
No. Every conversation, every design workshop, every milestone sign-off happens on WhatsApp and video call. The only step you return for is the key handover, and even that is optional. Several of our clients have taken keys on video while still abroad and returned on vacation.
What is the starting budget for a Kerala traditional house?
A premium Kerala traditional build in Trivandrum starts from about Rs 80 lakh for a 2,000 sqft home with reinforced concrete frame, brand-locked materials, and full finishing. Is "Kerala traditional" only a nalukettu?
No. A nalukettu is one archetype: four halls around a single central courtyard (nadumuttam). An ettukettu has two courtyards, a pathinaarukettu has four, a naduthara is hall-forward without a courtyard, and a modern-traditional home keeps the vernacular language (verandah, charupadi, sloping tile roof, teak pillars, exposed rafters) without a courtyard if the plot does not allow one. You pick the archetype your plot and family actually need.
How long does a Kerala traditional house take to build?
Two numbers matter. The construction window, from first brick to handover, is about 270 days for a 2,000 sqft home. The full cycle, including design, approvals, and KMBR sanction, is 14 to 18 months depending on archetype complexity, finishing spec, and monsoon timing. Every milestone is dated in your contract before the first rupee moves.
Can I get a build that's Vastu compliant?
Yes. Vastu is integrated at the design stage, not bolted on. We have our own Vastu consultant or we work with yours. Archetype choice, entrance orientation, nadumuttam placement, and room adjacencies are all reconciled before drawings are frozen.
What materials do you use?
OPC 53 cement, SAIL or JSW or Vizag Fe-500 steel, M-Sand, Jaquar plumbing fixtures, teak external doors, Mangalorean clay tile roofing. Every brand is named in the BOQ. You sign on brand, not on "equivalent."
How do I know the build is on schedule?
Every Sunday your project lead sends a site-progress video via WhatsApp. Milestones are also logged in a shared tracker you can open in the browser. If we miss a date, you see it the same week, not three months later.
What happens if I want to change something mid-build?
Change requests are handled through a formal Variation Order. We quote the cost and the timeline impact in writing, you approve, and then we proceed. No change is executed on a verbal instruction. This is the single biggest reason our BOQs hold.
Is reinforced concrete really necessary for a traditional look?
Yes. The Kerala vernacular look (sloping tile roof, exposed rafters, verandah pillars) is a finish layer. The structural frame underneath must be reinforced concrete if you want a multi-generation life through Kerala monsoons. Older nalukettus used laterite walls and teak frames; the look survives, but the structure drowns. We keep the look. We upgrade the structure.
Will you handle permissions, sanctions, and KMBR compliance?
Yes. All KMBR submissions, local municipality sanctions, and environmental clearances are handled by our liaison team. You do not stand in a queue at the panchayat office.
What about after handover; who fixes a problem if something goes wrong?
Standard one-year defect liability applies from handover date. Your project lead remains your point of contact for that year. After that, we offer an annual maintenance contract for clients who want ongoing coverage.
