The process

How it works from abroad

Five steps from the first message to the keys.

  1. Send a WhatsApp message. Share the plot location, plot size and what you want to build. We reply with what we need from you before the site visit.
  2. Site visit and design. We visit the plot and sign a memorandum of understanding with you. Floor plans and 3D elevations are reviewed with you over video calls, from wherever you are.
  3. Itemised BOQ. Every material, quantity and rate is listed. You review it remotely, and the work agreement is signed with the BOQ and the stage schedule attached: structure ready in 270 days (structure only). Where the scope includes interiors, the full home takes 400 working days.
  4. Construction on the programme. Every day you receive site photos and the work status on WhatsApp. Payments are released in nine stages, each after a milestone you have seen.
  5. Handover. The final walkthrough happens on video or in person, and the keys go to you or to the person holding your power of attorney.

A specific power of attorney

Not a general one. It names the acts: the building permit, the mahazar, receiving materials at site, the occupancy certificate. Sub registrars have grown stricter about vague documents, and a specific one protects the family member holding it.

Someone who can file in person

The permit, the site plan checked against setback and coverage, the mahazar, the occupancy certificate. All under the Kerala Building Rules 2011 as amended by SRO 1240 of 2025, and all of it needs a signature in Kerala.

Payments that follow the work

Remit through your own NRE account, in tranches tied to stages you have already seen on video. Not a fixed sum every month, because a build does not spend that way.

Two visits, timed properly

At plinth, while ceiling heights and room proportions can still change. At finishing, when tile and joinery have to be seen in the hand. Four to five hours from any Gulf hub, so it is a long weekend rather than a holiday.

How do I choose a floor plan for my Kerala home from abroad?After the first WhatsApp conversation and the site visit, our architects prepare design options. You review floor plans and 3D elevations on video calls and revise them remotely until the design is fixed, before the BOQ is prepared.
What is the difference between a fixed BOQ and a running account?A fixed BOQ lists every material, quantity and rate before work starts, so the contract value is known. A running account bills as work progresses, with the final figure unknown until the end. Rzian Homez works only on an itemised BOQ.
Do I need to be present for foundation laying or slab pours?No. Each milestone is filmed and sent to you on WhatsApp, and the milestone video is what releases the next payment stage. The person holding your power of attorney can attend if you want someone there in person.
How do I trust a builder I have never met in person?Ask for the things that do not depend on trust: an itemised BOQ, a construction programme written into the agreement, a payment schedule tied to stages rather than dates, and a fixed update rhythm. Rzian Homez puts all four in the work agreement.
What if the cost goes up after we start?The BOQ is signed before work begins and the final cost is held within plus or minus five percent of the contracted value. Anything you add outside the BOQ is quoted separately before it is done, so you decide.
Will construction stop when I am not there to push it?No. A named project contact and the responsible site team coordinate each project and its updates. The daily photos and work status show you what happened, and if a milestone is coming up, you hear about it before it happens, not after.
