Any company can show a curated portfolio. The real test is whether they can show you a contract that fixes the total price before work starts - and references from people who have moved in.
Star ratings are easy to game
Look at the number of reviews, how recent they are, and whether they mention specific details. Generic five-star reviews with no specifics tell you very little about what the build experience was actually like.

Ask any builder for the phone numbers of three clients who moved in last year. Invite yourself to an active construction site. If they hesitate on either, you have your answer.
