Residential G+1 homes in Kerala are typically designed for M20. A builder quoting M25 without a structural engineer's drawing may be padding the BOQ. M25 costs more; it also requires the SE to actually specify it.

"Which brand of wiring, which brand of switches, and what is the DB panel ampere rating?"
There is a 4× price gap between economy wiring and brands like Finolex, Polycab, or Havells in Kerala right now. Unbranded wiring in walls cannot be inspected after construction, it's a lifetime risk, not just a quality preference.

"Is toilet waterproofing and terrace waterproofing included, and which brand and system are you using?"
Waterproofing failures are the leading source of post-handover disputes in Trivandrum. Toilet WP and terrace WP are separate systems. Dr. Fixit and Fosroc are the benchmark brands, "standard waterproofing" is not a spec.
